Are you in the market for a home in California?
When you’ve found “the one”, these are 6 things you NEED to look into before releasing your contingencies.
Seller disclosures - Specifically the “TDS” and “ SPQ”. These are the disclosures that are personally filled out by the seller regarding information they are aware of that could effect the material value of the home.
Pest Inspection - This is a thorough inspection that covers things like termite damage, dry rot, water intrusion, etc.
Sewer Lateral or Septic Inspection - These inspections are key because they can require a lot of funds for repair.
Home Inspection - A general overview of components of the home, and can indicate items that should be looked further into.
Permit or Violation history - You want to know what should and shouldn’t be there, especially if the 1,000+ square foot unpermitted addition holds any value to you, for example
Potential Restrictions - There can be restrictions from the zoning, CCRs, or the city/county/and state that directly impact what you can or cannot do on a property. If you have specific intentions in mind, be sure it is possible.
