1. Traffic | Commute times
Visit the property multiple times a day - you will want to know what the commute will be like during your day to day. Is it a University town? Tourist town? Will the traffic be different seasonally? Is the property located near a school which will have heavy traffic pick up/ drop off times? All things to keep in mind on your search.
2. AirBnb | Rental Opportunities
Are you factoring potential income while considering your purchase? If so - be sure to look into vacation rental ordinances as many places restrict them. Many HOAs just won’t allow them. Or if you are considering as a long term rental - consider what would make the property desirable to a potential renter, what would your rental pool look like? Students? Folks who will commute for work? People who need walkability? Always keep these top of mind if the rental aspect is a key factor for your purchase.
3. Nearby Development Projects | Neighborhood Changes
Always look at the public works department, city/county website, local new outlets or planning/building departments to get a sense as to what is in the near future for the neighborhood you are considering. If you enjoy quiet privacy but there are plans to put in an amphitheater at the end of the street, that may change your wish to purchase the property.
4. Read Disclosures | Get Inspections
Purchasing a home is a big investment - there are a lot of pieces that require maintenance and upkeep so it is SO important to have a general understanding of the current condition. Always do your due diligence during your purchase - pest inspections are always recommended, general home inspection, as well as septic / or sewer lateral, and wells if applicable. There are a multitude of things you can look into, you want to set yourself up for success.
