While values here are incredibly strong, the fact that values have changed remains the same. With interest rate increases, buyer’s purchasing power has been directly effected. What determines the value of a property is not what an algorithm tells you, it goes down to what a ready, willing and able buyer will pay. That’s a fact. It is important to know the current market - meaning pricing your hoe based on current competition and what is currently in contract. Looking back 6 months, 3 months, even one month can be looking at a totally different market.
